As of January 1, 2023, the energy label C requirement applies to offices. For offices, energy label C or better must be registered.

The number of offices that meet this obligation is increasing every day. However, there are still steps to be taken for the majority of the offices. Energy Department is happy to assist these offices in taking these steps. We can help your company comply with the energy label C requirement.

What is an energy label?

An energy label is a document that indicates the energy efficiency of your business premises and puts it in an energy class. The energy label also contains advice about how a building can be made more energy-efficient. Any more questions about the energy label? You can always contact us.

Why an energy label?

Since 1 January 2015, the Human Environment and Transport Inspectorate checks whether a building has an energy label upon sale, rental or completion. No energy label yet and never checked? Now it is time to take action. The fines can mount up to € 20.250, – .

When do you not have to comply?

Is your office smaller than 100 m²? Then you do not have to comply with the obligation. See below in which situations the obligation does not yet apply:

  • If your office is less than 50% of the entire building surface
  • When your building is a national monuments
  • The building has been used for less than 2 years
  • If the office building does not consume energy for the indoor climate
  • The measures to be taken have a payback period of more than 10 years

Status as of 1 July 2020

The RVO made an estimate of the number of offices subject to label C and their energy labels. According to this estimate, there are now about 97,000 offices in the Netherlands, of which about 62,000 must comply with the label C obligation.

Change in energy label starting March 2021

From March 2021 there will be a change in the energy label itself. Note: do not confuse this with the obligation of label C for energy label offices, because it is still dated July 2023!

The change means that for a number of products the scale will change from A to G, instead of A +++ to D. The following products are concerned: washing machines, washer-dryers, dishwashers, refrigerators and freezers.

The change of the new energy label on lamps will also follow in July 2021. A +++ devices that are now the most economical are therefore adapted to the above-mentioned scale. In this way, the European Commission wants to encourage companies to make even more efficient devices

Costs

The costs depend entirely on the measures you must take. It is therefore difficult to say how much you will spend improving the energy label of your office. Read our blog: 17 ways to make your business more sustainable for more information about the costs. Click here!

Pay back period

The payback period depends on the total number of measures that must be taken. This could be anything. 1 year, 2 years, 8 years. What is important, is that the measures together have a maximum payback period of 10 years. Is it longer? Then you do not have to comply with the obligation.

Possible profit

If you improve the energy label of your office, the value of your establishment will generally increase. When you improve your energy label, this often concerns energy-saving measures, which therefore save energy! And lower energy consumption means a lower energy bill!

When is an energy label necessary?

When renting, selling or delivering:

  • Office buildings
  • Shop premises
  • Multi-company buildings
  • Catering buildings
  • Sales areas
  • Business units
  • Properties with medical functions
  • Workshops
  • Sports buildings
  • Buildings where gatherings and meetings are held

An energy label is not required for:

  • Monuments
  • Buildings with a religious function
  • Single or detached buildings with a surface of less than 50m²
  • Business premises that are only used for storage or processing, warehouse or factory hall
  • Temporary buildings, emergency buildings, construction chain or emergency rooms
  • Recreational homes that are used for less than four months
  • Buildings that are not heated, such as garages and sheds
